Development & Construction Updates

Phase I of the downtown streetscape enhancement project is nearly complete! The scope of work included the removal of pavers, installation of new sidewalks and clay brick accents, relocation of the trash enclosure on Station Street, expanded outdoor dining areas and enhanced landscaping throughout Cook Street, Station Street and the northwest segment of Park Avenue. 

The 2026 Village of Barrington road improvements will take place on the following streets:

• Applebee Street
• Fairfield Drive
• Chateau Bourne
• South Grove Avenue (resurfacing between Illinois Avenue to southern Village limits will take place Aug. 11-13, weather permitting)
• South Cook Street in Village Center (resurfacing Aug. 11-13, weather permitting)
• East Station Street in Village Center (resurfacing Aug. 11-13, weather permitting)
• Additional patching work throughout the Village is also being coordinated over the next few weeks.

The Ice House Mall will remain fully open during construction on Applebee Street. Access to one parking lot, either the Ice House Mall parking lot to the west or the Village parking lot to the east, will remain open at all times during construction.

Project Status: Work is underway on several streets.

The Village is focused on expanding outdoor areas, beautifying the downtown and providing additional opportunity for outdoor dining. We are finalizing construction design plans for a brand-new community gathering space on Park Ave. This project will convert a small section of roadway into a outdoor plaza space that can accommodate outdoor gatherings, provide adjacent businesses with outdoor patio and dining space, and continue to drive positive investment in our downtown.

Project Status: Construction is anticipated to begin in fall 2026/spring 2027.

Fully funded and supported by multiple agencies, this initiative promises transformative changes to the area. The petitioner is proposing to construct a new auditorium and several classroom expansions and modifications to the existing parking lot. The initial request to rezone the properties along Main Street to expand the parking lot has been removed from the petition and is no longer under consideration.

Project Status: The Village Board approved the project at the Feb. 23, 2026 meeting.  The project is under construction.

The petitioner originally proposed to annex the subject property into the Village and construct a 21-unit multi-family residential building and related site improvements, including but not limited to, parking, landscaping, sidewalk, etc.  The proposed 21-unit development was recommended for denial by the Plan Commission at the February 17, 2026 public hearing.  The developer elected to put their application on hold while they reconsidered the proposed use of the subject property.  The developer attended the April 14, 2026 Plan Commission meeting to discuss a revised housing concept for a 12-unit townhouse development and associated site improvements.  The developer has elected to move forward through the public hearing process to seek approval of the revised proposal for a 12-unit townhouse development.

Project Status:  The Plan Commision public hearing is scheduled for Tuesday, September 8, 2026 at 6:30 p.m.

Approval has been granted for the Claremont subdivision at 617 W. Main St., the former PepsiCo site. The development includes 88 custom luxury single-family homes in a gated community with many on-site amenities, including a clubhouse, pool, cabana, sports courts, walking paths and more. The total site is approximately 94 acres; however, development will only occur on the north portion of the site and will not extend past Hidden Lake.

Project Status: Building demolition is underway.  Site development will begin following completion of the buidling demolition.

Approval has been granted for the development of an eight (8) unit attached single-family row home building at 150 Washington St., the site of the former BMO Bank drive-thru facility. The proposed project will include a complete demolition and redevelopment of the site, including utilities, parking, lighting and landscaping, etc.

Project Status: Construction is nearing completion!

Many of you who have been around the Village for a long time will know this site as “Redevelopment Area #1” or the “Golden Triangle” which has identified as part of the Village’s redevelopment considerations as far back as the 1990s. This site has presented challenges for a number of years due to the unique nature of the site being bound in a perfect triangle between the Metra tracks to the south, the CN tracks to the north and Hough Street to the east. The Village is very fortunate that this redevelopment area caught the eye of a local developer, Joe Taylor of Compass Point Development. Construction should begin in late fall on a multi-use building with 125 residential units, over 12,000 square feet of restaurant and retail space, and 37 car condominiums – luxury vehicle storage and personal recreational space at the rear of the site.

Project Status: Construction is scheduled to begin in fall 2026.

Approval has been granted for the construction of a new approx. 100,000 sq. ft. self-storage facility and related site improvements located at 1195 S. Northwest Hwy.

Project Status: Construction timeline has not been established at this time.

Approval has been granted for the construction of a new stand-alone Porsche dealership and related site improvements at 24 E. Dundee Rd., the northwest corner of Grove Ave and Dundee Rd.  

Project Status: A permit for the project has been issued and construction is underway.  Pre-fabricated wall panels for the facility will be delivered beginning Monday July 13, 2026, lasting for approximately 2-3 weeks.  This may cause additional traffic on Grove Avenue for short periods of time while wide load trucks are entering and exiting the site.  

Kurbside Pizza, a popular area food truck, is opening their first brick and mortar location in Barrington! Taco Maya, a regional Mexican resturant, will be opening their 12th location in Barrington this summer! Taco Maya is an authentic fast casual Mexican restaurant serving delicious, traditional food freshly made in house.

Bundle, a new quick service restaurant, will be opening in the Shops of Flint Creek in summer 2026.  Bundle will specialize in East-Asian dumplings, noodles and bubble tea.

Bell House Books is a woman-owned, independent bookstore bringing thoughtfully curated reads and community-centered programming to Barrington. With a focus on readers of all ages, they are creating a welcoming space to discover books, connect, and gather. Their brick-and-mortar location is coming to downtown Barrington in the Ice House Mall in Summer 2026.

The Pepper Pot is a full service needlepoint shop and lounge opening soon in the Ice House Mall.  The Pepper Pot will sell needlepoint canvas, fibers and accessories.  The lounge will create a social space for needlepoint classes and events as well as mahjong classes, open play and leagues! Barrington’s newest sandwhich shop, Fix Sandwich Shop, is relocating to 113 S. Cook Street in the heart of downtown!  Fix Sandwich Shop features homemade bread, Italian street sandwiches and wonderful baked goods.

The space at 113 E. Main St. is currently undergoing renovations to become the new eatery, Long Story Short Pub.

The new Dunkin’ & Baskin Robbins drive-thru facility at 306 W. Northwest Hwy. is now open!

The former facility and 108 S. Northwest Hwy. is now closed and the Village is working with the broker on that site.

Posh Plants and Curios, located at 122 E. Main Street, is a retail plant botique with a focus on plant sales but also selling home goods, upscale decor, candles, rugs, textiles and collectables.
