Building Permits & Inspections
All construction permits for permanent structures and/or improvements including but not limited to additions, detached garages, driveways, sheds, fences, decks, patios, gazebos, porches, pergolas, outdoor fireplaces, swimming pools, sport courts and/or freestanding signs will require the property corner pins of the subject property to be located and clearly staked prior to the pre-pour inspection. It is the responsibility of the property owner to locate and stake the property corner pins. If the property owner is unable to locate the property corner pins, then it is their responsibility to hire a licensed surveyor to do so. If the property corner pins are not located and clearly staked at the time of the inspection, the inspection will not be conducted and a reinspection fee of $50.00 may apply. Work shall not commence until this requirement has been met and the pre-pour inspection has been approved. In the event of any discrepancy, the property owner may be required to hire a licensed surveyor to verify the location of the property corners. The Village does not employ a licensed surveyor and therefore, under state law, cannot locate property corners. The Village recommends that all property owners utilize a professional land surveyor to verify the location of their property lines.

Building Codes
The Village has adopted the 2018 International Codes which are effective for all submissions received on September 1, 2018 or thereafter. These updates are part of the Village’s goal to maintain a standard of safe and effective building practices that are the most comprehensive to date. Adopting these codes allows Barrington to evolve with the building industry through changing technologies and research data.
Below is a list of the adopted building codes:
- 2017 National Electrical Code
- 2018 International Building Code
- 2018 International Residential Code
- 2018 International Mechanical Code
- 2018 International Fire Code
- 2018 International Fuel Gas Code
- 2018 Property Maintenance Code
- 2018 Swimming Pool and Spa Code
- 2018 International Existing Building Code
- Illinois Energy Conservation Code (2018 IECC)
- Illinois State Plumbing Code
- Illinois Accessibility Code
Along with these building codes, the Village of Barrington has adopted local amendments thereto. These amendments are included to reflect the specific life safety needs of the residents of Barrington as well as specific local conditions. Building Code Adoption & Local Amendments.
One such amendment applies to all new construction and additions which are deeper than the existing structure. Upon submittal of a building permit the applicant is required to provide the Village with a soil boring with the seasonally adjusted water table level data. If the report indicates excavation will occur into the water table, the foundation shall be raised above the water table or the slab and foundation shall be made waterproof.
Green Initiatives/Resources
- Help Barrington be PHOSPHORUS FREE! Resolution No. 09-3374
- In 2009, The Village of Barrington passed a Resolution encouraging all residents to discontinue use of any products containing phosphates or phosphorus. The use of products containing phosphorus can damage our local water supply. Commonly used products containing phosphorus include lawn fertilizer, dishwashing detergents, and laundry detergents. For more information on the effects of phosphorus and how to reduce your family’s use of phosphorus laced products, visit Lake County – Lake Management Unit and select “Phosphorus Free Fertilizer” or “Phosphorus in Lake County”.
- Visit www.iccsafe.org for information on green codes.
