The Planning & Zoning Division works with developers, residents, and business owners to interpret and apply the Village's Zoning Ordinance, including the Village's Historical Preservation Overlay District regulations and Historic District Design Guidelines. The Planning & Zoning Division assists property owners and developers in navigating the zoning approvals necessary to proceed with their visions. Planning & Zoning Division staff oversees the application process to the Plan Commission, Zoning Board of Appeals, and Architectural Review Commission.
The Planning & Zoning Division is also responsible for developing and maintaining plans for thoughtful future development. A primary goal of the department is to maintain the Village’s Comprehensive Plan. Other long range planning efforts include: bikeway and pedestrian planning, corridor and neighborhood studies and housing strategies.

Zoning Board of Appeals (ZBA) – Variations & Special Use
The Zoning Board of Appeals is a recommending body and therefore all recommendations from the Zoning Board of Appeals ultimately go before the Village Board of Trustees for final approval. It is important to note that applying for a variation or special use does not guarantee a positive recommendation from the Zoning Board of Appeals. On average, the petitions process takes between 10-12 weeks to complete. There are fees associated with all variations and special uses petitions. Before submitting a petition, please contact a Zoning Coordinator to schedule a preliminary review meeting.
